How many properties can I purchase?

As many as you would like! We do not limit the number of properties that you can purchase. In fact, many investors do purchase multiple properties. The only limiting factor would be how many you could qualify for.

Do I have to you use your lenders?

No. You may use the lender of your choice. The lenders that we work with are familiar with our program and might speed up the process. They also have some of the most competitive rates.

In the process of buying these properties, are there high closing costs, broker's fees, etc. that would eat into my profits?

As your realtor, the builder will pay us a commission. So, we represent you, but our realtor services don't cost you anything. The closing costs and lending fees vary. Depending on your credit, ability to verify income, down payment and other loan issues. In addition to your mortgage lender, your leasing agent and property management company will also have fees, but these don't usually become an expense until you have already found a tenant to rent your property.

What do I do when I want a property?

To purchase a property, please call us and we will send you the sales contract for your review. Once you sign the sales agreement, return it along with an earnest money deposit. This can be a personal check in the amount of $1000 to $5000 depending on the builder. The check must be made payable to the builder.

What is the next step?

Get pre-approved for a mortgage. If you would like to obtain a pre-approval through our lender, please complete the pre-approval form. Our lender will contact you to discuss your options. We do have a mortgage program for Foreign Nationals.
